RS-1 Zoning in Tulsa — Setbacks, Height, and Use Rules

RS-1 is Tulsa's largest-lot conventional single-family district. It is most common in Maple Ridge (also subject to HP overlay), parts of South Tulsa, and historic streetcar suburbs.

RS-1 requires a 9,000 square-foot minimum lot, 75-foot minimum width, and 35% maximum lot coverage. Maximum building height is 35 feet. Front setback is 25 feet, side setbacks are 10 feet each, and the rear setback is 20 feet.

RS-1 allows accessory dwelling units (ADUs) up to 800 sq ft (600 sq ft in HP overlays) and home occupations with limited customer/employee counts. Many RS-1 properties in Maple Ridge, North Maple Ridge, and Yorktown also carry an HP overlay.
