RE Zoning in Tulsa — Setbacks, Height, and Use Rules

RE Residential Estate is Tulsa's lowest-density single-family district, intended for large-lot estate-style development on the city periphery and in environmentally sensitive watersheds. It is governed by Tulsa Code of Ordinances Title 42, Chapter 5.

RE has a 17,000 square-foot minimum lot area (just under half an acre), 100-foot minimum lot width, and 30% maximum lot coverage. The 35-foot front setback creates a deep landscape buffer typical of estate-style streets.

RE accommodates accessory dwelling units, hobby farming, and conservation-style development. It is the typical zoning for new subdivisions in flood-sensitive watersheds where stormwater detention requirements add to the developable cost.
