RS-2 Zoning in Tulsa — Setbacks, Height, and Use Rules
RS-2 is Tulsa's most common single-family residential district, covering the bulk of mid-century neighborhoods (Brookside, Florence Park, Lortondale, much of South Tulsa).
RS-2 requires a 6,900 square-foot minimum lot, 60-foot width, and 40% maximum lot coverage. The 25-foot front setback and 5-foot side setbacks accommodate the typical Tulsa mid-century ranch and split-level house.
New driveway curb cuts on RS-2 lots under 70 ft of frontage are limited to 24 feet wide. ADUs are permitted under the standard Title 42 Section 401.7 framework.
