R-1 Single-Family Residential Zoning in Moore, OK

R-1 is Moore's primary single-family detached residential district and accounts for the majority of the city's residential land area. Most established Moore neighborhoods (Brookwood, Highland, Country Aire, Westmoore, Eastlake) are predominantly R-1, and most new single-family subdivisions plat into R-1 unless a PUD is sought.

R-1 standards reflect Moore's suburban single-family character: 7,000 sq ft minimum lot area, 60-foot minimum width at the front building line, 25-foot front setback, 7-foot side setbacks. The 22-foot driveway-to-garage front setback (when garage faces the street) prevents over-cars from extending into the public sidewalk.

Accessory structures over 120 sq ft require a building permit and must sit behind the front building line. Storm shelters and registered safe rooms are exempt from the rear-yard area cap, recognizing Moore's tornado history. Detached garages may occupy up to 30% of the rear yard area.

New construction in R-1 must meet the post-2013 wind-load amendments — 135 mph design wind, continuous load path, hurricane clips at every truss connection, six-nail roof fastener pattern, garage door wind rating. Builders new to Moore commonly underestimate this during plan preparation.
