R-2 Two-Family Residential Zoning in Moore, OK

R-2 Two-Family Residential District allows both single-family detached dwellings and two-family (duplex) dwellings, on slightly smaller lots than R-1. R-2 is used in transitional areas of Moore — between established R-1 single-family neighborhoods and higher-density R-3 multi-family or commercial corridors.

Single-family in R-2 is allowed on 6,000 sq ft minimum lots (smaller than R-1's 7,000 sq ft). Duplex requires 8,400 sq ft minimum (4,200 sq ft per unit), 70-foot lot width, and 20-foot rear setback. Each unit must have an independent exterior entry.

The shared firewall between the two units must be a minimum 1-hour rated assembly per 2018 IRC R302. Off-street parking: 2 spaces per dwelling unit (4 spaces total per duplex lot). Each unit may be metered separately for water and electric.
