C-3 Highway Commercial Zoning in Moore, OK — I-35 Corridor

C-3 Highway Commercial District is Moore's most intense commercial zoning, applied along the I-35 corridor. C-3 enables larger-format commercial development with greater building height, larger signs, and uses oriented to highway visibility and access — hotels, large restaurants, big-box retail, auto-oriented uses.

C-3 allows building height to 55 feet, with 70% maximum lot coverage. Sign allowance is 300 sq ft per business with pole signs up to 35 feet tall along I-35 (the tallest in Moore). The taller signs and buildings are intended to remain visible to the high-speed traffic on I-35.

Most of Moore's hotel inventory and large-format retail is in C-3. The Warren Theatre / Riverwind area is partially C-3, supporting the entertainment-focused commercial mix. Newer development at the Old 4th & Eastern Avenue interchange and the SW 4th interchange continues to expand the C-3 footprint.
