D Zoning in Edmond, OK — Multi-Family Setbacks, Density & Parking

D is Edmond's multi-family residential district. It allows duplexes, townhomes, apartments, and condominiums by right and is most commonly mapped along arterials, in transition zones between commercial corridors and single-family neighborhoods, and in the UCO student housing belt around the university.

Density and parking standards in D scale with the development type. Duplexes use 5,000 sq ft per dwelling unit, allowing two units on a 10,000 sq ft lot. Townhomes and small apartments follow more flexible site plan standards. All D district projects require site plan review when 5 or more units are proposed.

Building height is 45 feet or 3 stories, considerably taller than A district's 35 ft cap. Buildings of 3 stories or more, or with more than 16 dwelling units, require an automatic fire suppression system. Landscape buffers of 10 to 20 ft are required when D abuts A, A-1, or B districts to soften the density transition.
