C-3 Zoning in Edmond, OK — General Commercial / CG Use & Standards

C-3 (sometimes designated CG for general commercial) allows the broadest range of retail, service, light wholesale, and entertainment uses in Edmond. It is concentrated along the I-35 corridor, parts of 33rd, and select industrial-transition areas.

C-3 permits all C-1 and C-2 uses plus light wholesale and warehousing, indoor entertainment and assembly, bars and clubs (subject to OK ABLE licensing), and vehicle repair and service. Building height is the highest of the commercial districts at 60 ft, with stepback requirements when abutting residential.

Larger C-3 projects often require a traffic impact study at site plan review. Sign code in C-3 allows monument signs up to 100 sq ft and 20 ft tall — substantially larger than C-1 or CN limits. Pole signs are still discouraged but allowed in select corridors.
